Capitol Gains Tax, what is deductable?

I purchased my home 20 yrs ago. Have done major upgrades ( room addition, new siding & windows, ext. doors). Rented the home the last 5 yrs. Had major renter damage of 45K. Are these expenses used to arrive at figure tax is paid on?
